I came across a listing in Maui on the Internet that fitted my needs and contacted the listing agency, Coldwell Banker Island Prop, I was put in contact with Lulu Williams.  Lulu was able to give very pertinent information about the listing and all the critical components within the few minutes of the conversation.  An offer was made and accepted based upon the history of the property and the comps that Lulu provided within a few hours.  A quick flight to Maui provided the visual inspection and escrow was completed. 
 
Lulu provided eyes and expertise from 3000 miles away, every bit of information and documentation was relayed through Email, and announced with a phone call.  I requested many, of what I considered , difficult tasks and Lulu contacted the right people to provide answers, pictures were sent, explanations  provided, and 3 way phone calls were set up by Lulu through her own diligence and some on my request.
On my trip to Maui, we met three times to go over the visual inspection and  Lulu showed up on time, every time.  Lulu set up a meeting with the Seller agent , it was also obvious to me that  Lulu has earned a great reputation with her fellow real estate agents and brokers and is able to achieve results promptly, very professional with a "No Nonsense" approach.  The  ambiguity associated with the property was eliminated systematically until it became fully transparent. Was there ever any doubt, of course not, Lulu Williams was watching my back.

     I recently sold my condominium in Kihei, with the help of Lulu Williams through Coldwell Banker Island Properties. Lulu Williams acted as our realtor in the recent purchase of a home in Kihei, Maui This was a difficult undertaking, as I live in Denver, Colorado. My son lives in Maui. Lulu provided both of us information, and took my son to visit a number of properties. Once we had made a decision, she handled the offers on a first house, which we did not buy. She then found additional properties which met our requirements, within days, I might add, and brought my son to visit those. Another property was selected, offer made, and accepted.
Once the contract was completed, Lulu continued, very effectively, to communicate and handle all necessary paper work, inspections, answer questions, and so on. It was difficult for a number of reasons. There is a four hour time difference between HI and CO, yet, she always responded to us with an hour, and every document was faxed and/or mailed in a very timely manner. She was extremely helpful, answering many questions which we had about the Hawaiian laws, procedures, inspections, and termites, which were different from here in Colorado. She also assisted us in finding insurance agents in Maui for the required insurance coverages which were not available to us in Denver.
Lulu functions on an extremely high level, and is clearly a very high caliber person. She is truly a professional, who practices her profession extraordinarily well, and is very organized, timely, reliable and responsive. We are going to keep in touch with Lulu, and ask her to act as our realtor in any other real estate transaction which we may wish to pursue in the future. We are from the mainland. We started looking for a home on Maui and first contacted Lulu Williams from an ad in a home buyers guide. The object of our search changed over time from a house on two acres in the Haiku area to a lot in Wailea.
Even though she know from the beginning that a sale might be over a year in the future, Lulu responded to our changing requirements promptly and graciously. I would like to take this opportunity to pass on kudos to Lulu Williams of your office for the outstanding job she has done serving our real estate needs. Our first experience with Lulu was back in October of 2003 when she showed us several condos and assisted us in the purchase of a beautiful one bedroom unit. We had this as a dream for 12 years and did not really think it would be possible for us to actually own a place in HI. This was a very delicate time for us as my wife, Kathy was diagnosed with breast cancer just one day prior to our decision to try to purchase a place. Well, Lulu made the purchase happen for us, setting up the financing and all the other details. While we returned to the mainland for Kathy's surgery, Lulu pushed everything through for us and the entire process went through without a hitch. You can imagine how much that meant during a very difficult time.
 
Since then we have used the unit for extended visits and it even became our primary residence after selling our place in Southern California. But the story does not end there. We decided to try to purchase another 2 bedroom condo following my retirement. Even with my limited retirement income from the Army, Lulu was able to make it happen, without even having to sell our original one bedroom place. She even pushed it through a two week escrow for us - against all odds. How could you ever top that?
 
Well, Lulu did just that on a third calling. We found out last June that Kathy had to continue special infusion treatments on the mainland for her condition and so we would have to sell our original place in Kihei. Well, once again Lulu came through for us and we have now closed the sale realizing all we expected in the price.
 
Lulu has become more than a dedicated realtor to us; she has become a true personal friend as well over the past few years. She really has to be congratulated though, for what she has accomplished for us.  I'm sure you and the rest of the staff at Coldwell Banker Island Properties must realize how valuable a team member you have in Lulu. You know, if the occasion arises again for another real estate transaction for us or someone we know is interested in buying or selling, there will be no question in our minds about who to call.

We have had the pleasure of working with Lulu Williams several times over the last 8 years.  In 2001, she represented us as a buyer’s agent while we were looking to purchase a condo on the island of Maui.  She was very thorough, knowledgeable about the market and especially patient with us as we looked for the perfect property.  During the entire process, she was there to answer any questions we had and to steer us in the right direction if we were off course. 

Over the next several years, we would stop in the office while on island just to say hi and keep in touch.  Lulu is the type of person you just want to be friends with.  She is so warm and gracious!

Two years ago we decided we wanted to upgrade our 1 bedroom condo to a 2 bedroom.  We asked Lulu to keep an eye out and let us know if anything opened that we might be interested in.  She was always right there, sending us an email when a new listing appeared, and again patient as we declined property after property.  As it worked out, the market took a beating and property values dropped adding to our decision to keep the 1 bedroom in Maui, and look for a 2 bedroom on the Big Island.

I wasn’t expecting it, but Lulu offered to refer us to an agent on the Big Island that could help us find a property.  She made the initial contact with the agent and he called us back.  We kept Lulu in the loop with how our search was going and when we found a property that we eventually closed on, Lulu was there to offer her congratulations to us again!

Lulu Williams is an outstanding real estate agent and more importantly, an outstanding human being!  We highly recommend her to our friends and anyone else looking to buy or sell property on Maui.
